Instructions:
Using both positive and negative characteristics, describe what six people are going to do and what they are doing: a woman, a man, a girl, a boy, you and me. Ex. The man is going to buy a car. The woman is not buying flowers.
少年は部屋で勉強しています。彼は遊びません。
彼の友だちは外で待っています。
少女はテレビを見ています。彼女は寝ていません。

[place] + "ni"= being in or going/coming to the place.
[place] + "de" =doing something in the place
In this case, waiting is a kind of do's.

・・・You use "de" for the same reason why you used "de " in the sentence :少年は部屋で勉強しています。
Compare:
shounen wa heya NI imasu.
Shounen wa heya DE benkyou shiteimasu.
Kare no tomodachi wa soto NI imasu.
Kare no tomodachi wa soto DE matteimasu.
*その男性はコーヒーを飲みますと新聞を読みます。
Wrong conjugation! Some sample sentences:
**その男性はコーヒーを飲みながら新聞を読みます。(The man reads a newspaper while he is drinking some coffee.)
**その男性はコーヒーをのんで(から)新聞を読みます。
(First, the man drinks coffee. After that, he reads a newspaper.)

The man drinks coffee and reads a newspaper.
その男の人はコーヒーを飲みます。そして新聞を読みます。= その男の人はコーヒーを飲み、新聞を読みます。
The man drinks coffee and (then) reads a newspaper.
その男の人はコーヒーを飲んで、新聞を読みます。
[verb] and (then) [verb] = …て/で（から）、…ます。
Drinking coffee, the man reads a newspaper.
その男の人はコーヒーを飲みながら、新聞を読みます。
